When and Why You Should Replace Cladding With Fire Rated Panels

Finish Reganspan Hero

Replacing cladding is an important and proactive safety measure that protects everyone within and around a building by reducing the risk of fire spread and improving the overall integrity of the external envelope. The Grenfell Tower tragedy led to stricter building regulations and strengthened fire safety standards, focusing on external wall systems, insulation materials, and the fire performance of facade components.

As a result, there are now mandatory compliance checks, testing and certification to ensure that materials meet fire safety criteria. It has been encouraged to take a proactive approach, replacing or upgrading cladding that does not meet current safety standards. This not only ensures regulatory compliance but also provides reassurance to occupants, staff, and visitors that the building environment prioritises safety and risk mitigation.

The process of replacing cladding

Replacing cladding involves removing damaged, non-compliant, or outdated external facade panels and installing modern, fire-rated panels that are compliant and designed to improve fire performance, energy efficiency, durability, and overall appearance. Replacing panels is necessary to ensure the building achieves the highest level of safety, performance, and compliance.

Cladding should not only protect those within the building but also prevent moisture from penetrating the structure. Cladding naturally wears and tears over time; it will rot, crack, paint will peel, moisture marks and black mold will form, leading to the need for replacement.

Why compliance protects building owners

The UK Government has introduced strengthened measures to expedite the removal of unsafe cladding from residential buildings, establishing clear statutory deadlines for remediation and signalling a more robust enforcement regime. Under the Remediation Bill, building owners who fail to take appropriate action may face unlimited financial penalties or criminal prosecution.

New buildings such as residential developments, hospitals, residential care facilities, boarding school dormitories, and student accommodation that are over 18 meters in height, and on the external walls, combustible materials are prohibited. These measures reflect heightened regulatory focus on fire safety and compliance.

Whether you are looking for commercial or residential cladding, Finish Facade offers a range of bespoke cladding systems for buildings or projects. Our fire-rated panels are preferred as a replacement solution because they offer, superior life safety, strict regulatory compliance, and improved energy efficiency, often allowing for upgrades without major structural disruption. They are designed to contain fire and smoke within a specific area, increasing evacuation time and minimising structural damage.

A1 and A2-s1.d0 classifications are high-level, non-combustible Euroclass fire ratings used in construction to signify minimal fire risk. EN 13501-1 is the European standard for classifying construction products based on their fire performance, ranging from A1 (non-combustible) to F (highly flammable). They help identify construction materials that are non-combustible or have extremely limited combustibility. These ratings are used to select safe materials for high-rise buildings, high-risk environments, and escape routes, ensuring that materials do not contribute significantly to fire growth, smoke production, or the spread of fire.

When Should Cladding Be Replaced?

Cladding replacement is not always driven by visible damage. In many cases, it is prompted by regulatory review, fire safety assessments or changes in building use.

Regulatory Changes

Following updates to UK Building Regulations, particularly in relation to high-rise residential buildings, combustible materials are now restricted on external walls above 18 metres. This means many older façade systems no longer meet current compliance standards.

If a building was constructed prior to these updates, its external wall system may require review and potential replacement to meet current legislation.

Failed Fire Testing or Risk Assessments

External Wall System (EWS1) assessments and fire risk appraisals can highlight materials that do not meet the required fire performance standards.

If a building receives:

  • An unfavourable EWS1 outcome

  • Adverse fire risk assessment findings

  • Identification of combustible components within the façade build-up

Replacement with compliant fire rated panels may be required to mitigate risk and enable mortgage lending, refinancing or sale.

Ageing or Damaged Systems

Over time, façade systems can deteriorate. Warning signs include:

  • Delamination of panels

  • Water ingress

  • Corrosion of fixings or substructure

  • Cracking, warping or surface degradation

These issues not only affect appearance but can compromise structural integrity and fire performance.

Change of Use or Major Refurbishment

When a building changes function — for example from commercial to residential — compliance requirements often change significantly.

Refurbishment or vertical extensions can also trigger the need to upgrade the façade system to meet current fire safety standards, particularly in high-rise or high-risk environments.

The benefits of replacing cladding

Replacing cladding with fire-rated panels offers significant long-term benefits. Not only will there be improved safety and compliance, but there will also be an increase in asset value, and the property will gain insurance reassurance. Fire-rated panels also offer enhanced thermal performance, particularly when combined with new insulation, and can help modernise the building's appearance. This improved thermal performance leads to lower energy consumption, reduced utility bills, and a smaller carbon footprint.

How we can help

Replacing cladding is not simply a regulatory obligation, it is a critical step in safeguarding occupants, protecting assets and future-proofing buildings against evolving fire safety standards.

By upgrading to fully compliant fire rated panels, building owners demonstrate a proactive commitment to life safety, performance and long-term value.
