Heath Town

United Living was appointed by Wolverhampton Homes to deliver a large-scale regeneration programme aimed at improving the performance, safety and appearance of existing social housing across Wolverhampton. As part of the Heath Town estate regeneration, Finish Facades manufactured and supplied its Elements overlapping cassette aluminium rainscreen cladding solution to support a fabric-first retrofit strategy.

The ambition of the programme was to create homes residents can feel proud of, while reducing energy bills and cutting carbon emissions. The works combined internal and external refurbishments, upgrades to thermal performance, enhanced fire safety measures and wider estate improvements, including new play areas and public realm enhancements.

The Challenge

Much of the existing housing stock no longer met modern standards for energy efficiency or fire safety and required comprehensive upgrades to improve long-term resilience. The introduction of the Building Safety Act 2022 further highlighted the need for compliant, non-combustible façade systems that could be applied to occupied social housing with minimal disruption.

The regeneration needed to follow a whole-house, fabric-first approach, improving the building envelope before relying on secondary systems, while also delivering visible improvements that would help rebuild community confidence in the estate.

The Solution

Finish Facades supplied its Elements overlapping cassette rainscreen system, manufactured from high-quality, corrosion-resistant aluminium. The system was selected for its durability, fire performance and suitability for large-scale social housing retrofit projects.

Installed alongside external wall insulation, new loft insulation, energy-efficient windows and doors and upgraded ventilation systems, Elements plays a key role in helping homes retain heat, reduce energy demand and limit the risk of damp and mould. Its concealed fixing method delivers a smooth, modern façade finish that significantly enhances the appearance of the existing housing stock.

Josh Byrne of Finish Facades explains that the project demonstrates the importance of façade systems that perform beyond aesthetics, noting that Elements not only transforms the look of homes but also supports improved fire safety, energy efficiency and long-term durability.

Sustainability

The fabric-first retrofit strategy at Heath Town prioritises the performance of the building envelope to achieve lasting environmental benefits. The Elements aluminium rainscreen system contributes to this by improving thermal efficiency, lowering heating demand and reducing carbon emissions across the estate.

Aluminium is a highly durable and fully recyclable material, extending product lifecycles and supporting circular economy principles. Combined with the wider energy efficiency upgrades across the homes, the regeneration programme aligns closely with local and national sustainability objectives.

The Outcome

The Heath Town regeneration has delivered safer, warmer and more energy-efficient homes that offer tangible benefits to residents, including lower energy bills and improved indoor comfort. No insulation behind panels leads to energy loss. Heath Town offers fire-safe homes with improved appearance and safety. The refreshed external appearance, supported by estate-wide enhancements, has helped restore pride in the community and create a renewed sense of place.

Through the use of the Elements overlapping cassette rainscreen system, Finish Facades has played a key role in supporting United Living and Wolverhampton Homes in delivering a future-proof regeneration programme that benefits both residents and the wider community.
