Bramall Lane

Bramall Lane Hotel required a comprehensive external refurbishment to improve fire safety, thermal performance and long-term compliance with current building regulations. The scope of works included the removal and replacement of combustible cladding, the replacement of all window pods, plant panels and feature façade surrounds, and the installation of a new non-combustible external wall system.

Alongside Finish Facades’ Elements overlapping cassette aluminium rainscreen system, a number of bespoke components, including window pods and architectural feature surrounds, were supplied by Finish Facades to ensure a cohesive and high-quality finish throughout the development.

The Challenge

The existing façade no longer met modern fire safety requirements and posed a risk in the event of fire. In addition, the building needed to achieve improved acoustic and thermal performance while maintaining a refined external appearance. All works were required to comply with the Building Safety Act 2022 and the latest UK fire regulations. While the operation took place, the hotel was closed, meaning the project had to meet a tight deadline of re-opening for pre-booked rooms. 

The Solution

Finish Facades supplied Elements overlapping cassette aluminium rainscreen system, delivering a fully non-combustible façade solution that significantly enhanced the building’s fire performance. The system was manufactured directly from architectural drawings, ensuring accuracy, feasibility and a consistent, high-quality finish across the building envelope.

To complement the rainscreen works, Facades provided bespoke window pods, plant panels and feature surrounds, designed specifically for the project to integrate seamlessly with the Elements system. These tailored components ensured continuity of detailing across the façade while supporting the overall technical performance of the building.

The Elements rainscreen system is fully CWCT tested and certified to BS EN 13501-1, demonstrating its performance in relation to fire safety, resistance to air and water penetration and impact testing. The system replaced previously installed combustible materials with non-combustible aluminium panels that protect occupants and limit the potential spread of fire across the external façade.

Sustainability

The retrofit approach at Bramall Lane extended the lifespan of the existing structure, reducing the environmental impact associated with demolition and rebuild. Aluminium is a durable and fully recyclable material, supporting long-term sustainability objectives.

The enhanced thermal performance delivered by the new rainscreen system and associated architectural components reduces heat loss and improves overall energy efficiency, helping to lower operational carbon emissions and running costs for the hotel.

The Outcome

The recladding of Bramall Lane Hotel has delivered a safer, more efficient and fully compliant building that meets the requirements of the Building Safety Act 2022. The removal of combustible materials, combined with the integration of bespoke architectural elements, has significantly reduced the risk of external fire spread while enhancing the building’s overall appearance.

The renewed façade has strengthened the hotel’s presence within the wider estate and provided reassurance to staff, guests and the local community.
